The housing market in Pokhara is one of the most dynamic in Nepal, characterized by rapidly rising land prices and a boom in construction. Traditional two-story brick, mud, and stone houses are increasingly being replaced by multi-story Reinforced Cement Concrete (RCC) structures.

In prime commercial and tourist areas like Lakeside (Baidam), property values are exceptionally high, dominated by hotels, guesthouses, and commercial rentals. The central neighborhoods function as the primary residential and commercial zones, featuring a mix of standalone homes and apartment complexes.

Rental costs vary significantly; affordable housing can be found in the outskirts and older neighborhoods, while modern apartments and homes in central or scenic areas command premium prices. The influx of internal migrants and the popularity of Pokhara as a retirement destination for ex-Gurkha soldiers continue to drive demand for modern single-family homes.
