The housing market in Haridwar is uniquely bifurcated into traditional, densely packed neighborhoods near the river and modern, planned residential sectors on the outskirts. In the older parts of the city (like Kankhal and near Har Ki Pauri), real estate is heavily dominated by ancestral homes, ashrams, dharamshalas, and small apartments. These properties carry a premium due to their proximity to the sacred river.

In contrast, the industrial boom has driven the development of modern housing colonies, independent villas, and apartment complexes in areas like Shivalik Nagar and along the Haridwar-Roorkee highway. These areas cater to the middle- and upper-middle-class workforce employed in SIDCUL and BHEL. There is also a robust market for "second homes" and retirement apartments purchased by people from Delhi and other metro cities seeking a peaceful, spiritual environment for their later years.
