The housing market in Gangtok is characterized by high density and elevated costs. Because flat, buildable land is exceptionally scarce, real estate is at a premium. The cityscape is dominated by multi-story concrete structures engineered to cling to the steep mountain slopes, often extending downwards from the road level as well as upwards.

Rental costs are relatively high compared to cities in the plains, driven by continuous inward migration for jobs, education, and the booming tourism industry. While luxury hotels and premium condominiums exist, many working-class residents live in densely packed, terraced neighborhoods. The government has initiated several urban development schemes to improve affordable housing and manage the rapid urbanization that threatens the fragile local ecology.
