The housing market in Mahe is defined by severe land scarcity and high demand, making real estate relatively expensive.

Residential architecture is a mix of traditional Kerala-style homes with sloping tiled roofs, a shrinking number of colonial-era French bungalows (especially near the river and administrative center), and modern concrete multi-story houses. Because land is at a premium, the construction of mid-rise apartment buildings and condominiums is becoming increasingly common to accommodate the growing population. Affordable housing schemes are occasionally managed by the Puducherry government, though demand consistently outstrips supply.
