The real estate market in Bhubaneswar has experienced a multi-year boom. The city offers a diverse mix of housing, from the heritage-adjacent independent homes in the Old Town to the high-rise luxury condominiums dominating the northern IT corridors.

Neighborhoods in the north, such as Patia and Chandrasekharpur, have seen the highest appreciation in property values due to their proximity to IT parks and premier universities. The central areas (Units 1 through 9), originally planned by Otto Königsberger, still largely feature government housing characterized by single-story bungalows with large gardens. While average housing prices are rising, the city is actively working on affordable housing schemes under government initiatives to accommodate the influx of working-class migrants.
