The housing landscape in Tinsukia has transitioned from traditional structures to modern urban developments. Historically, homes were "Assam-type" structures—single-story houses with sloping tin roofs designed to withstand heavy rain and earthquakes.

In recent years, rapid urbanization and a growing population have led to a boom in multi-story RCC (Reinforced Concrete Cement) apartment buildings and condominiums. Real estate and land prices in the commercial centers are among the highest in Upper Assam. While the city center is heavily commercialized and dense, newer, more spacious residential neighborhoods are expanding rapidly along the outskirts, particularly toward Makum Road and Borguri.
