The housing market in Vijayawada experienced a dramatic transformation following the 2014 announcement that the new state capital, Amaravati, would be built nearby. This triggered a real estate boom, leading to rapid suburban expansion and a surge in property values.

The city offers a mix of housing options. In the older parts of the city (One Town), housing is characterized by dense, tightly packed independent homes and traditional structures. In contrast, newer, upscale neighborhoods feature modern high-rise apartments, luxury condominiums, and gated villa communities.

While property prices in prime commercial areas are remarkably high, affordable housing and mid-range apartments are expanding along the highways toward Gannavaram (airport) and Mangalagiri. Rental markets are highly active, driven by the large influx of students, government officials, and IT professionals.
